Who we are
Fenrir Properties is a privately held property company focused on hospitality and living-led assets. The company's core business is buying and selling its own real estate and letting or operating its own or leased real estate, with a bias towards serviced studios, serviced apartments and hotel-style buildings that can be run with lean, professional operations.
The platform is built for counterparties who want a serious operator and developer rather than a passive landlord: landlords and freeholders, investors and family offices, developers, and managing agents who need disciplined execution on complex assets.
What we do
Fenrir's work spans the full lifecycle of hospitality and living assets: from site identification and planning strategy through to active operation and eventual refinancing or sale.
In addition to straightforward hospitality and living projects, Fenrir focuses on asset repositioning and "special situations": buildings that are underperforming, awkwardly configured or constrained by planning, regulatory or lease issues. The platform is set up to combine development, operations and structuring so that these assets can be appraised, reshaped and brought into income in a controlled way.
Development management
Site identification and appraisal, planning strategy, design coordination and fit-out. Fenrir manages the development lifecycle for its own and joint-venture projects, with planning and regulatory constraints built into the business plan from day one.
Operations & hospitality
Hotel-style operations for serviced residences and studios, under dedicated brands such as Crownverge Residences. This includes brand standards, housekeeping, guest experience, revenue management and channel strategy built around corporate, contractor and mid-stay demand.
Capital & structuring
Structuring leases, management agreements and profit-share joint ventures that allocate risk sensibly between landlords, investors and the operating platform. Transactions are designed so that they can be financed, refinanced and exited cleanly.
Our vision & principles
To be a trusted platform for turning difficult buildings into long-term, income-producing hospitality and living assets.
Selective on assets
We would rather do fewer, better projects than chase anything that looks like yield.
Constraints-first design
Planning, regulation and building constraints are treated as design inputs, not afterthoughts.
Execution-led
Operations and on-the-ground delivery are given as much weight as acquisition and underwriting.
Aligned structures
Deals are structured so each party understands their risk, return and role.
Long-term view
We aim for assets and relationships that stand up over time, not short-term wins.
Where we operate
Fenrir's primary focus is London and the surrounding urban markets, with an emphasis on locations that combine strong transport links, real year-round demand and the right building stock for hospitality and living-led concepts.
Typical demand comes from:
- –Corporate teams and consultants on assignments
- –Contractors and technical staff working on medium-term projects
- –Students and professionals on mid-stays and placements
Planning, regulation & risk
Hospitality and short-stay accommodation in London sit at the intersection of planning permissions, building regulations, fire safety, licensing and housing rules. Fenrir treats these requirements as central constraints, not side issues.
For each project we:
- –Map the planning, licensing and regulatory position early and design the concept around it.
- –Work with specialist legal, planning and technical advisers where needed.
- –Reflect regulatory risk honestly in underwriting and in how responsibilities are shared in leases, management agreements and joint ventures.
We do not pretend that rules do not exist. We focus on schemes where there is a credible path through planning and regulation, and we structure agreements so that everyone understands the risk and the route to delivery.

Advisory work is focused on situations where Fenrir is, or may become, a principal or operating partner rather than a generic consultancy engagement.
Internally, this strategic and special-situations mindset is often referred to as "Fenrir Strategies": the discipline of looking at an asset through development, operations and capital at the same time and designing a realistic route to value.
